You didn't add enough options. I'm actually leaning toward no impeachment at all. Based on what I gather, the reason why Pelosi seems to be dragging her feet may be because she doesn't actually have the votes to impeach. She and other Democrats are certainly making it look like they're heading toward impeachment, but this may very well be political theater.
One reason for the theatrics may be that if Trump does get impeached, it would then head to the Senate where Republicans could subpoena several high-value political targets: Brennan, Comey, Schiff, and get this - even Biden and his son! Imagine that happening in the months leading up to the 2020 election.
Yeah, but if she does it too early, and she doesn't have enough votes to impeach, then what? It would be a devastating defeat for the Democrats. Not only would it be vindication for Trump, but Trump would still be able to use the Hunter Biden issue as a cudgel through the 2020 election.
The way I see it, this is turning into a losing hand for the Democrats. They lose if they try to impeach and fail in the House. They lose if they impeach and get hammered during the trial in the Senate, which then lets Trump go free. They even lose if they decide to not go for an impeachment vote because it means they didn't have a case and threatened Trump, yet again, with a baseless political hit job. Heck, they even lose if the House and Senate side with impeachment because then Pence will take over, and he looks vastly more sane than every Democrat candidate out there.
So Pelosi's only winning move right now is to act like they're moving toward impeachment without actually moving toward impeachment. If that makes any sense.
I think it is looking more and more like Trump is going to be impeached. His former cabinet members who got fired are are beginning to help the Democrats which means it will look "bipartisan." We may be in for a wild ride.

It is looking more and more likely an impeachment vote will take place and likely a Senate trial. This is a public display of partisan hate on the part of the Democrats. If they can't win at the ballot box, they resort to silent coups and witch hunt impeachments.

Yes, BUT....the fact that a) Trump will never be removed from office by the Senate, barring the unveiling of some explosive and undeniable evidence of a big crime, and b) the Republicans would have more administrative powers during an impeachment trial. This means that a House impeachment would mean nothing in terms of actually changing the terms of power, and it could end up causing the Dems more problems than we know about right now.
Why, then, are they doing this?
One reason might be because they know that Durham might dig up evidence of some pretty nasty stuff about the Democrats when his report comes out, so impeachment is a way of causing people to think that Durham's investigation was just payback.

No, I don't think it is. It now becomes a game of chess, and the next move is the Democrats'. The Schiff-led House impeachment hearings were not convincing, despite the theatrics of its leader. It was clearly a partisan charade, particularly with the lack of Republicans switching over to support the Democrats.
The problem for the Democrats is that once it goes to the Senate, McConnell can then order the court in the way *he* finds fit. Imagine if this goes against the Democrats the way the House hearing went against the Republicans. And this time, the Republicans can actually get people to testify, such as Hunter Biden......and even Adam Schiff himself.
Do the Democrats dare proceed with impeachment simply to say they have impeached Trump? Would they do this in the next few months as the presidential election season is underway?

Just imagine what would happen if something happened leading to Trump having to nominate another person to SCOTUS. That would be a political-apocalypse level event.
